Lewisham Park Towers 

A huge regeneration programme at Lewisham Park Towers in South East London has created safer and more sustainable housing for over 300 residents.

The three 18-storey residential towers, Kemsley, Bredgar and Malling, provide 204 homes and multiple communal areas and have undergone a full interior and exterior transformation. 

Delivered by Axis Europe on behalf of L&Q, and part-funded through the government’s Warm Homes: Social Housing Fund, the £20m+ scheme involved multiple specialist contractors who needed to work collaboratively to a strict, fast-paced programme to allow for concurrent works.

Hamilton was appointed to deliver the full installation of the Soltherm EWI system, including brick slip and silicone render finishes across the three blocks – a key component in meeting the project’s energy performance requirements and pre-determined aesthetic goals. 

EWI works began in September 2024 with a completion target of November 2025, and the project has since become another flagship example of Hamilton’s capability to deliver complex, high-rise refurbishment schemes. 

Hamilton’s scope included the installation of Soltherm’s high-performance Dynamic Silicone and Dynamic Brick-ID EWI systems, with Deco W Mosaic detailing, from the first floor to the roof level across all three towers. The east and west elevations are finished with Soltherm’s innovative brick slip system, while the gable ends feature a premium silicone render finish.  

The Hamilton team on site included over 60 skilled operatives, including three full-time site managers, 12 labourers and a dedicated project manager, Boris Valkov – overseeing every aspect of delivery.   

Site management was led by Mirjet Koldashi on the Kemsley Block, Bogdan Bata on Malling, and Leonard Stoian on Bredgar, an expert team whose combined leadership drove the project’s success from day one. 

Early in the programme there was a stipulation that all noisy works had to be completed before the Christmas 2024 break. This meant rapid mobilisation and tight sequencing of works was required and Hamilton responded by increasing labour and prioritising critical EWI phases to ensure key milestones were achieved ahead of schedule.  

This proactive approach clearly demonstrated Hamilton’s operational agility as well as its commitment to client delivery and resident satisfaction. As with all Warm Homes: Social Housing Fund works, the EWI installation was completed in full compliance with PAS 2030:2023 standards with Hamilton’s work receiving a 25-year SWIGA insurance guarantee. 

In parallel, additional internal and external works were completed including structural strengthening work, new extractor fans, new soil vent pipes, the installation of new aluminium doors and windows, full roof replacements, fire-stopping measures, asbestos removal, rewiring, heating system upgrades, flat refurbishments and interior redecoration. 

Axis worked hand-in-hand with contractors to ensure residents remained fully involved. A dedicated community hub was established on-site to provide regular updates and information and a proactive communication programme kept residents informed through digital channels and face-to-face liaison. Community activities included yoga sessions, sewing workshops and cultural events. 

This project represents construction excellence, directly improving residents’ lives while delivering measurable environmental and social impact.
